Q.) Can I buy a home with damaged credit?

It will depend on how damaged your credit is. There are many lenders that will work with damaged credit, and if you can’t get a loan now a good lender will tell you what you need to do to repair the problem, and how long you will have to wait. Many people are pleasantly surprised to find out that their credit is not as bad as they think it is, and can get a home loan.

Q.) I don’t have 20 % to put down.

Things have changed in the past 10 years. You can now get mortgages with 0 down if you qualify, and very low down payments. You can purchase a home with the MSHDA program for $800.00 or less total cost if you qualify, and that’s just one example of the many programs available to you.

Q.) Should I sell my home first or wait until I find a home?

Unless you have very specific needs or the dream home you’ve been waiting for goes on the market, finding a new home is a simple process. We always recommend that you sell your home first, because as soon as we have a signed purchase agreement on your home we are free to start the buying process, and you are now in a MUCH stronger negotiating position.

Q.) I may be moving in about 2 years.

A.) Even if you may be relocating in a short amount of time, you are still better off purchasing a fixer-upper instead of renting for a two-year period.

Just by paying rent of $700 a month, you will have spent $16,800.00 in money you can never get back; it’s like throwing money down the drain.

Q.) Should I get pre-approved before I look for a home?

A.) YES, loan pre-approval will make you much more attractive to a seller if they are comparing more than one offer at the same time as yours. It basically make you a cash buyer, at it should cost you nothing to get pre-approved.
